How the usda rural loan works

USDA loans are the least understood zero-down program in Georgia. People hear rural and picture a farm, but the eligibility map includes a lot of ordinary subdivisions an hour outside the perimeter.

Two tests apply: the property must sit inside an eligible area, and your household income must fall under the county limit for your family size. Both are checkable in about five minutes, and we do it before you fall in love with a listing.

The guarantee fee structure is gentler than FHA. An upfront fee of 1% is financed and an annual fee of 0.35% is collected monthly, which on most files comes out well below an equivalent FHA payment.

What you get with us

Not program features. The things our office does on every file of this type.

  • Address eligibility check

Send us any listing address and we confirm USDA eligibility before you tour it.

  • Household income worksheet

USDA counts everyone in the house, not just borrowers. We map it out early.

  • 100% financing

No down payment, and the guarantee fee is financed into the loan.

  • Closing costs can be gifted or seller-paid

Up to 6% in seller concessions is permitted.

  • Repair escrow option

Minor repairs can sometimes be escrowed rather than blocking the closing.

  • Two-stage approval tracked

USDA files get a lender approval and then a state office commitment. We chase the second one for you.

Step by step

Six stages, and what each one actually asks of you.

  1. Map and income check

Ten minutes, before anything else. If you do not pass both tests we say so immediately.

  2. Pre-approval

Issued with the USDA fee structure modeled into the payment.

  3. Contract

Your agent should build in a slightly longer timeline for the state office step.

  4. Appraisal and underwriting

Standard appraisal plus a condition review similar to FHA.

  5. USDA commitment

After our underwriter clears the file it goes to the Georgia state office for a conditional commitment.

  6. Closing

Sign with zero down and a financed guarantee fee.

Why people choose it

  • Zero down

Available without military service and without first-time buyer status.

  • Lower monthly fee

The 0.35% annual guarantee fee typically undercuts FHA's annual premium.

  • More areas qualify

Much of the metro's outer ring is eligible, including neighborhoods with new construction.

  • Competitive rates

Government backing keeps pricing close to VA territory.

What moves your pricing

Six levers underwriting actually looks at. Two of them you can change before you apply.

Questions about this program

All questions

Inside I-285, no. But large parts of Newton, Walton, Barrow, Paulding, Haralson and Butts counties do, and several of them are a reasonable commute to a Marta park-and-ride.

They vary by county and household size and are published annually by USDA. For a family of four in most metro-adjacent Georgia counties the 2026 guaranteed-program limit sits near six figures. We check the current number for your exact address.

After our underwriter approves it, the file goes to the USDA state office for a commitment. That step adds a few days, which we build into the contract timeline.

The home must be structurally sound and safe. Cosmetic work is fine, but a house needing a roof or major systems work will not pass.
