Rates and payments are illustrations
Every rate, APR, payment, fee and assistance amount published on this website is a sample figure created for a demonstration site. Nothing here is an offer to lend, a commitment to make a loan, or a rate you can lock. Actual terms depend on a complete application, credit review, property appraisal and program guidelines.
Licensing
Magnolia Lending Group holds NMLS #XXXXXXX (sample) and is licensed as a mortgage broker by the Georgia Department of Banking and Finance. Individual loan originator license numbers are listed below. All numbers on this page are placeholders for a demo website.
Third-party services
As a broker we place loans with wholesale lenders and investors. Appraisals are ordered through an independent appraisal management company. Title work and closing are handled by a licensed Georgia closing attorney of your choosing.
Your disclosures
You will receive a Loan Estimate within three business days of a complete application, and a Closing Disclosure at least three business days before consummation. Compare them. We will walk through both with you line by line.
Complaints
If something goes wrong, tell us first and we will fix it. You may also file a complaint with the Georgia Department of Banking and Finance or the Consumer Financial Protection Bureau. We will not retaliate and we will not ask you to sign anything to make a complaint go away.

Not favors. Rights, and we would rather you know them.
- You may choose your own closing attorney and your own homeowners insurance carrier.
- You may ask for our compensation to be disclosed before you commit to an application, and it appears on your Loan Estimate.
- You may shop other lenders. All mortgage credit inquiries within a 45-day window count as a single inquiry.
- You may withdraw an application at any time before closing.
- You may request a copy of your appraisal, and we provide it automatically.
- You may ask any question about your file and get an answer in plain English, or in Spanish.
